Exceptional house with water mill, swimming pool, hot tub and sauna set in its own extensive grounds with two large carp fishing lakes.

Moulin de Garreau is situated in a peaceful and tranquil setting in the village of St Martin Des Fontaines, 2km from L'Hermenault in the south Vendee.

The house comprises of fully equipped kitchen, with breakfast bar, oven, hob, microwave, full-sized American fridge/freezer, dishwasher and coffee maker.

The separate utility room has a sink, washing machine and tumble drier.

The lounge area has the original beamed ceilings, and two large original fireplaces. There are large comfortable armchairs, a settee and a large dining table and chairs.

Doors lead from the kitchen and lounge to the patio area.

First floor

Two double bedrooms with ensuite bathroom and toilet.

Two twin bedrooms with shared ensuite shower and toilet facilities.

Bedroom with a 3/4 bed and a single with ensuite bath and toilet.

The property is fully centrally heated and available all year.

Extensive grounds with large patio area and separate barbecue area.

Outdoor swimming pool, hot tub and sauna.

The property is located in the village of St Martin Des Fontaines.

L'Hermenault village, 2km away, has a small supermarket, boulangerie, pharmacy, bank and post office.

The nearest town, Fontenay le Comte, has a variety of hypermarkets, restaurants and cafes.

The beautiful city of La Rochelle and the exclusive island of Ile de Re are only a 45 minute drive away.

The Atlantic beaches are 40 minutes away.

There is plenty to do in the area whether your interests are water sports, walking, cycling, horse riding or visiting museums and tourist attractions.

The nearest airport is La Rochelle (45 minutes). Other airports include Nantes (75 minutes) and Poitiers (75 minutes).

The nearest channel ports are St Malo (3 hour drive), Caen (4 hour drive) and Calais (6 hour drive).
