The lounge area is furnished with two 3-seater sofas and three easy chairs. Two banquettes, which have been built onto the walls, will seat a further ten people.
There is also a satellite TV (English and French channels), CD, video and DVD players. There is a large collection of books and DVDs available and games and jigsaws for the rare rainy day.

There are exceptional amenities for families including cots, high chairs, stair gates and swings for toddlers.

The three downstairs bedrooms all have doors which open straight into the gardens.

A double bedroom with ensuite shower room with shower, washbasin and WC.

The two other bedrooms, one with two single beds and one with a double and a single bed, share the principal bathroom.
This bathroom has a glass-walled shower, a tiled Japanese-style bath, washbasin and WC.

The three upstairs bedrooms are off a mezzanine gallery at the top of the oak staircase in the lounge.

Two of the bedrooms have traditional double beds.

The third bedroom has two single beds, one of which is an antique scroll bed.

The bathroom is equipped with bath, shower, washbasin and WC.

Outside

The farmhouse has a large 60m² terrace. Half of the terrace is covered by an extension of the roof and half is totally outdoors and open to the sun all day.

A further paved area leads from the sun terrace to the delightful 10m x 5m swimming pool.

Borde Basse has 1.5 acres of private garden, including a parking area for five cars and a large pond to the north of the swimming pool.

In addition to ample sun loungers and garden chairs we have barbecues, 8 bicycles for all ages from toddlers to adults, 2 table tennis tables, table football, petanque, badminton net and racquets.

The owners live next door in the adjoining property and are usually available to advise and assist if required.

Local area

Borde Basse is well situated for local excursions to the medieval bastides, villages and markets of gascony and for day trips to the Pyrenees, the Atlantic and the Mediterranean.

Fajolles is 1.5km from Borde Basse, 8km from Lavit-de-Lomagne, 10km from Beaumont-de-Lomagne and less than an hours drive from Toulouse.

Local activities available in the local area include wine tasting, river canoeing, lake swimming and pedaloes, boating on the Canal du Midi, eating out (many good restaurants), tennis courts, golf course, sailing, wind surfing, horse riding, farm visits (foie gras, goats’ cheese, etc) and many local markets.

Borde Basse is an hour or two from the Pyrenees, the Mediterranean and the Atlantic.
